Portable Storage Rentals in Medford Lakes, NJ
Medford Lakes names portable on-demand storage containers in its code, and it is stricter than most towns: no street, one unit per home, and a 60-day permit. What § 202-2 requires
The Code defines a “temporary storage unit” as a unit bigger than 3 by 3 by 3 feet, rented or owned for storing personal items, packing for a move, or storing belongings during a renovation. It names “portable on-demand storage containers” and “store-to-door mobile transportation storage containers” in the list. The rules:
- No street placement. No temporary storage unit may be placed by a private party on any Borough property, street or right-of-way (§ 202-2(A)). Trash dumpsters follow a different rule that allows streets only in the Lakes Commercial and Lakes Institutional districts, and that exception does not cover storage units.
- Permit on private property. A unit may be placed on a driveway or other suitable area for storing the owner’s or occupant’s goods for no more than 60 consecutive days, and only with a permit (§ 202-2(B)).
- Renewals. On a showing of continued need, up to three renewals of 30 days each, for an additional fee (§ 202-2(C)).
- Size. No more than 8 feet high, 18 feet long and 8 feet wide, or 1,200 cubic feet (§ 202-2(H)). A 16-foot, 8×8 unit is within the limits.
- One unit per residential property at any one time (§ 202-2(I)).
- What goes inside. No solid waste, construction or demolition debris, recyclables, business inventory or commercial goods; no hazardous material (§ 202-2(D), (E)).
- Lock. Keep it locked and secured whenever loading or unloading is not taking place (§ 202-2(F)).
- No occupancy. No person or animal may occupy it except to load or unload, and no heat or electrical source may be placed in it (§ 202-6).
- Danger. The Borough may require removal if the unit becomes a physical danger to persons or property (§ 202-2(G)).
- Penalties (§ 202-7). A fine of $100 to $250, with each day a separate violation. A unit left on Borough property after a permit expires may be removed at the owner’s expense seven days after written notice.
Permit, form and who to call
Fee: the Borough’s fee schedule (Code § 112-5) lists Temporary Storage Unit/POD at $25 for 60 days and $10 for each 30-day renewal, with a maximum of two renewals. Chapter 202 allows up to three renewals, and the application form has boxes for a 1st, 2nd and 3rd renewal. We have not seen that inconsistency resolved, so ask the Borough how many renewals it will issue.
Application: the permit application goes to the Borough Clerk’s office under § 202-5, on a form provided by the Borough, listing the container owner and the property owner. The Borough’s Zoning Application has a Dumpster/POD box that asks for the container company’s name, phone and email and the location (driveway, yard or other). Driveway or warehouse in Medford Lakes
