Portable Storage Units, Storage Containers, Rental Units

Chapter 300 requires a permit, limits a residential container to 30 days with one 30-day extension, and says a container can sit on the same property only once in any one-year period. What Chapter 300 says

Chapter 300, “Portable Storage Containers” (Ord. O-15-2021, adopted August 16, 2021), defines a portable storage container as a self-storage container delivered to and retrieved from a home or business, without a chassis, axles or wheels, and gives “Portable Storage On Demand or PODS” as a familiar trade name. That is the product we rent. The main rules for a residential property:

  • Permit first. A permit from the Code Enforcement Officer, with Police Department approval if the unit goes in a public area. The application comes from Code Enforcement and needs a sketch of the unit’s location showing the distance to buildings, fire hydrants and utilities. A tenant or contractor must bring the owner’s written permission.
  • One unit, limited size. Only one container per residential property at a time, no larger than 10 feet high, 10 feet wide or 20 feet long.
  • Street vs driveway. Not in streets, public rights-of-way, or on unimproved surfaces in the front yard. Containers go on driveways and side or rear yards that are paved, off-street surfaces at the farthest accessible point from the street, and they must meet the side-yard accessory structure setback for the zone. If there is no driveway, Code Enforcement can approve a front-yard location as part of the permit.
  • Time limit. Not more than 30 days from delivery to removal; one 30-day extension, approved by Code Enforcement before the first period ends. After a fire, hurricane or other disaster causing substantial damage, the owner may apply for a longer period in writing.
  • Safety. No people or animals inside except to load or unload, no heat source, and no toxic or hazardous materials. In high winds, the Zoning Officer or a Code Enforcement Officer can order immediate removal.
  • Penalty. A fine up to $2,000 per violation, a ten-day cure period after written notice, and removal costs that can become a lien on the property.

Applying, step by step

  1. Draw the sketch. Show the container’s spot and its distance from buildings, hydrants and utilities. Pace out the driveway first so you know where “farthest accessible point from the street” is.
  2. Fill out the Township’s “Temporary Portable Storage Container Permit.” It asks for block and lot, the owner, the address where the container will go, whether the property is residential or non-residential, and the company supplying the container. We will give you our company information.
  3. Submit with payment. The Township form says cash, check or money order payable to Mantua Township: $25 for a residential permit, $50 non-residential.
  4. Get the permit, then schedule delivery. The Code Enforcement Officer issues a permit for not more than 30 days. We deliver from West Deptford for the permitted dates.
  5. Request any extension early. The form says extensions must be applied for before the initial 30-day period ends, and additional fees apply.

Driveway or warehouse in Mantua

The once-per-year rule shapes how to use the permit. You get one 30-day window, plus one extension, on a given property each year, so it makes sense to hold it for a move or a major renovation rather than a slow clean-out. For a move or renovation, a driveway box is a good match. See on-site portable storage.

If you have already used your year, the driveway cannot meet the setback, or the job is a long decluttering, use our warehouse. The container stays at 1152 Crown Point Road and returns when you are ready. See off-site portable storage. We also serve Pitman and Harrison Township nearby, each with its own rules.

What belongs in the box

Boxed household goods, furniture, garage and basement contents, and the belongings from a room under renovation all fit well. Keep out anything illegal, flammables and fuel, propane, perishable food, plants and pets. No interior modifications. Optional packing and loading are available.

Mantua portable storage: common questions

Do I need a permit for a portable storage container in Mantua Township?

Yes. Chapter 300 of the Township Code requires a permit from the Code Enforcement Officer before a portable storage container is placed. The fee is $25 for a residential property and $50 for non-residential, and the application needs a site sketch.

How long can a container stay?

Up to 30 days from delivery to removal, with one 30-day extension that must be approved before the first period ends. A residential property cannot have a container more than once in any one-year period.

Can it go in the street or the front yard?

Not in the street or public right-of-way, and not on unimproved surfaces in the front yard. It goes on a paved driveway or off-street surface at the farthest accessible point from the street. If there is no driveway, Code Enforcement may approve a front-yard location with the permit.

How big can the container be?

No more than 10 feet high, 10 feet wide or 20 feet long. Steedle’s container is 16 feet long (8×8), which fits. Only one container is allowed on a residential property at a time.

What happens if the container stays too long?

The Code provides a fine of up to $2,000 per violation, a ten-day period to cure after written notice, and removal costs that can be placed as a lien on the property.

Where do I get the application?

The Township posts a Portable Storage Container Permit Application on its Forms & Applications page. You also need a sketch of the location. Call the Municipal Building at (856) 468-1500 and ask for Code Enforcement if you have questions.
